You
may be asking yourself, what does it take to develop a sub-division
and when can I build my dream house on that beautiful lot?
First a parcel is purchased by the developer and a conception
design is created indicating road and lot layout. From this,
a preliminary plat and utility plan is drawn and submitted
for approval. Restrictive covenants are then created and filed
with the final plat. Lots are generally sold once building
permits are available. Finally, Construction documents are
finalized and bids awarded to subcontractors for construction.
The amount of time from concept to construction is normally
6-12 months.
