off a plan designed somewhere else?
A. Yes,
but it is not recommended. Usually there are changes to the
plan that will require at least a revision to the plan set.
Often times, the plans will be redrawn and modified to reflect
the information we use when constructing a building. Having
us design your plans allows us to offer our design expertise
and to value engineer the design, making the design more efficient
and affordable.
Q. Do I have to
buy a lot from Juza Custom Homes to have them be our builder?
A. No.
As much as we would love to sell you your lot also, it is
not necessary for us to be your builder. Of course, if you
do not have a lot yet, we would recommend you view the selection
of available lots we have to offer.
Q. Why would I
pay for an architect instead of having the local lumberyard
design my home?
A. Even
though a lot of lumberyards offer a design service, their
priority is not designing homes, it is selling the lumber
package. Lumberyards often add a design service as a convenience
to the builders they regularly deal with. This being the case,
lumberyards will try to get as many plans drawn as fast as
possible so they can sell more lumber. This may result in
a lack of design options and creativity. Conversely, an architect's
priority is to the client. This means more thoughtful design
and attention to details. Since your design is a reflection
of the work we do, we want to do the best job possible make
it a good design.
Q. Do you use
subcontractors?
A. Yes.
We do use a number of well respected, quality subcontractors
for a variety of different services, electrical, plumbing,
heating & ventilation, and concrete work to name a few.
We do have our own framing and finishing crews, but most of
the specialty items a client would request will be taken care
of by a subcontractor specializing in that particular item.
Regardless of who does the work, our expeditors oversee all
the work and make sure it is of the quality we demand for
our clients.
Q. How many homes
do you typically put in the Showcase of Homes or Spring Preview?
A. The
number depends mainly on the economy. In the past, we have
put as many as four homes. Likewise, there have times when
we have not put any in. It depends on the circumstances and
the clients. Some clients do not want their home visited by
hundreds, if not thousands, of people. Others want to show
off their new home. Some times, it is a matter of timing since
there are restrictions on a projects timeframe.
Q. Do I get any
discounts if my house is in the showcase?
A. Typically,
the discounts come from vendors who want to show off a particular
product line or the artistry related to their business. Since
almost everyone that builds a home asks if they can be in
the showcase to get the discounts, the vendors can afford
to be discretionary about what products or services they will
discount and to whom they offer discounts.
